Business and Property Sales in Taylor, TX

When your business owns the building it runs from, the sale has two parts that have to fit together. We value each one, help you decide whether to sell the property or lease it to the buyer, and keep the whole deal confidential from first call to closing.

One deal, two assets, handled with care

A business and the real estate under it are worth different things to different people. The operating company is valued on its earnings. The building is valued on location, condition and comparable sales. Mixing the two into one asking price often leaves money on the table or scares off buyers who could have closed.

We separate them first, then put them back together in a way a buyer and a lender can follow. Some owners sell both at once. Others keep the property, sign a lease with the buyer and collect rent for years. We lay out both paths in plain numbers so you can choose with a clear head.

Our approach puts safe deal practice first. Buyers sign a confidentiality agreement before they learn your name, their finances are checked before they see your books, and property questions like title, zoning and environmental history are raised early rather than discovered a week before closing.

What we handle on a combined sale

Separate business and property values

We build a valuation of the operating business from its cash flow and coordinate an independent appraisal of the real estate. You see each number on its own and how they combine.

Sell-or-lease analysis

We compare selling the building outright with keeping it and leasing it to the buyer. That includes rent levels a buyer can carry, lease length and what each choice means for your income after the sale.

Confidential marketing

Your listing describes the business and property without naming you or the address. New listings go to registered buyers first, and anyone wanting details signs a confidentiality agreement.

Lender-ready deal package

Banks treat owner-occupied real estate differently from goodwill and equipment. We organize financials, property details and the proposed structure so a buyer's lender can review the whole deal at once.

Early property checks

Title, existing liens, zoning, survey and, where the past use calls for it, an environmental review. Finding these early keeps the deal safe for both sides.

Closing coordination

We work with your attorney, accountant and the title company so the business transfer and the property transfer close together, with funds handled through proper channels.

Signs this is the right service for you

  • Your company owns its building

If the business holds title to the property, or you own it personally and the business pays you rent, the sale needs a plan for both.

  • You are unsure whether to keep the property

Rental income after retirement can be attractive. So can a clean exit. We help you weigh them before you commit.

  • A buyer asked about the real estate

Serious buyers and their lenders will ask early. Having clear answers on value, condition and lease terms keeps them engaged.

  • The property had an industrial or automotive past

Fuel, solvents or chemicals on site can stall a loan. An early review lets you address it on your timeline instead of a buyer's.

  • Your asking price feels like a guess

A single number for business and building together rarely holds up under a lender's appraisal. Separate values do.

How a combined sale moves forward

  1. 1

    A confidential first conversation

We talk by phone, by video or at our office about the business, the property and what you want afterward. Nothing is shared with anyone.

  2. 2

    Valuation and structure

We value the business, arrange the property appraisal and show you the sell and lease options side by side, with the trade-offs in writing.

  3. 3

    Qualified buyers only

We market the opportunity without identifying you, screen interested buyers for financing and experience, and release details only after a signed confidentiality agreement. Buyers from Round Rock, Georgetown and beyond see the same careful process.

  4. 4

    Due diligence through closing

We keep the buyer's lender, inspectors and attorneys on schedule, answer property and business questions in order, and coordinate a single closing so both transfers finish the same day.

What moves the cost when real estate is part of the deal

Our side of the cost is simple. Listing with us costs you nothing at the start, we ask for no retainer, and nothing extra is tucked into the fine print. Our fee is earned only at closing, when you as the seller are paid. The outside costs tied to the building are separate, and we walk you through each one before anything is ordered.

Property appraisal
Lenders usually require an independent commercial appraisal. Its scope depends on the size and type of the building.
Environmental review
A property with a clean history may need only a basic review. A past use involving fuel or chemicals can call for more testing.
Title and survey work
Older parcels, unclear boundaries or liens that need payoff add steps at the title company.
Deal structure
Selling both assets, leasing the building or offering an option to buy later each change the paperwork and legal review involved.

Questions about selling a business with its property

Something not covered here? (512) 402-3803

Should I sell the building or lease it to the buyer?

It depends on your income needs, taxes and how long you want to stay involved. Leasing can provide steady rent and lower the buyer's cash requirement, which can widen your buyer pool. Selling both gives a cleaner exit. We model both so you can compare, and your accountant can confirm the tax side.

Will listing the property reveal that my business is for sale?

Not the way we market it. Listings describe the type of business and property in general terms without naming you or the address. Employees, customers and competitors learn nothing until you decide they should.

Can a buyer finance the business and the building together?

Often, yes. Many lenders will finance owner-occupied real estate and the business in one loan, sometimes with a lower down payment than the business alone. We prepare the package so the lender sees the full deal clearly.

What if there is still a loan on the property?

That is common. The existing balance is paid off at closing through the title company from the sale proceeds. We confirm the payoff figure early so your net proceeds are clear.

Do you value the real estate yourselves?

We value the operating business and coordinate an independent appraisal for the property. Keeping the two separate gives buyers and lenders numbers they trust.
