Buy a Business in Taylor

Buying an established business should feel careful, not rushed. We register you as a buyer, share confidential listings that fit your goals, and help you check the financials, the lease and the terms before you sign anything that puts your savings or financing on the line.

A careful path into business ownership

Buying an established business gives you customers, staff, cash flow and a name from day one. It also carries risk you inherit: a lease that ends too soon, equipment near the end of its life, revenue that leans on one client, or tax and payroll issues that never made it onto the summary sheet.

Our approach puts protection first. We slow the moments that should be slow, such as reviewing tax returns, reading the lease and confirming who owns what, and we keep the rest moving. You see what we see, and you get a plain answer when a listing does not hold up.

We work with first-time buyers, owner-operators adding a second location and investors from Taylor and the surrounding area, at our office or by phone and video.

What buyer support includes

Free buyer registration
One phone conversation sets up your profile: budget, industries, how hands-on you want to be and how far you will drive. New listings go to registered buyers first.
Confidential listing access
After you sign a nondisclosure agreement, we share the business name, financial summaries and the seller's reasons for selling. Confidentiality protects the seller's staff and customers, and it keeps serious buyers in front.
Financial review alongside you
We sit down with you over the seller's filed returns, monthly income statements and the personal expenses the owner adds back to show true earnings. Each figure should match a source document. If one does not, you hear it from us before you make an offer.
Lease, asset and contract checks
We look at lease length and renewal options, which equipment and inventory are part of the sale, and whether key customer or supplier contracts can be transferred to you after closing.
Building your offer
Together we settle the price, your down payment, any seller note, the length of the training period and a non-compete. Lending questions get fuller treatment on our Acquisition Financing Guidance page.

Signs you are ready to buy

  • You want income sooner

A startup can take years to reach steady cash flow. An existing business with a track record lets you step into revenue that is already there.

  • You have capital and a plan for financing

You have savings set aside and have started talking with a lender, or you are open to learning how acquisition loans and seller notes work.

  • You know the role you want

Some buyers want to run the counter every day. Others want a manager in place. Knowing which fits you narrows the listings quickly.

  • You have found a business on your own

Maybe a local owner mentioned retiring. We can help you test the numbers and structure the deal so a handshake becomes a clean, documented purchase.

What shapes the price of a business

As a buyer, you pay us nothing to register. Our compensation comes from the seller once the sale closes, and we charge no retainers and no hidden fees. The purchase price itself depends on the business, and the factors below move it most.

Verified earnings

Price follows the cash flow you can realistically expect after you take over. Earnings backed by tax returns carry more weight than projections or generous add-backs.

Real estate and lease terms

A business sold with its building is priced differently from one in leased space. A short or unfavorable lease can lower value; see our Business and Property Sales page for deals that include property.

Equipment and inventory

The age and condition of equipment, and how much inventory is included at closing, both change the total.

Deal structure

Seller financing, earn-outs and the length of the transition period affect how much cash you need at closing and how the risk is shared.

How buying with us works

  1. 1

    Register by phone

We talk through your goals, budget and timeline, then add you to our buyer list. There is no cost to register.

  2. 2

    Review matching listings

You sign a confidentiality agreement for each listing that interests you and receive the details. We answer questions and arrange calls or visits with the seller.

  3. 3

    Make an offer

We help you write a letter of intent with clear terms and contingencies, so you keep room to walk away if due diligence turns up a problem.

  4. 4

    Due diligence

You and your accountant and attorney verify the books, licenses, lease and assets. We keep documents organized and the seller responsive.

  5. 5

    Close and transition

Funds, title and keys change hands at closing. The seller's agreed training period helps staff, customers and suppliers get to know you.

Questions buyers ask

Do I pay you anything as a buyer?

No. Registering as a buyer is free, and our fee is part of the seller's agreement with us. You will still want your own accountant and attorney, and those professionals bill you directly.

Why do I have to sign a confidentiality agreement?

Most sellers have not told employees, customers or competitors that the business is for sale. The agreement protects them, and it is the same protection you would want as an owner one day. Once it is signed, we share the full details.

Do I need financing approved before I look?

Not to register, but it helps to know your budget and down payment. Many buyers combine savings, a bank loan and a seller note. We can point you in the right direction early so you do not fall for a business you cannot fund.

What is a realistic timeline from first call to closing?

Each purchase moves at its own pace, and lender review is often the slowest part. Finding a listing that fits can take weeks or several months, and due diligence adds more. Once your offer is accepted, we map out the remaining steps and dates with you.

Can you help me buy a franchise?

Yes. Franchise purchases add a franchisor approval step and a transfer process. Our Franchise Resales page explains how those deals differ.
